3、)lthepartiesagreeasfollows.1.乙方积极配合甲方办理出售本房产的相关手续,包括签署相关文件、办理过户手续等，并签订授权委托书及办理公证手续，授权甲方指定第三人办理具体事项。乙方不得以任何方式抗拒、干涉、阻碍、妨害甲方出售本房产，不得擅自转让、设置担保物权等，且不得撤销该授权委托。因出售上述房产产生的有关税费等费用，由甲方自行承担。1. PartyBshallactivelycooperatewithPartyAtohandletherelevantproceduresofTransaction,includingsigningrelevantdocuments,coo
4、peratingwiththepropertyownershiptransferprocedure,signingthePowerofAttorneyandnotarizationaccordingly;alsoPartyBshallauthorizethethirdpersontodealwithcorrespondingmatterswhichdesignatedbyPartyA.PartyBshallnotzinanyway,resist,interfere,obstructOrjeopardizetheTransaction,shallnotsellorsetupguaranty,an
5、dshallnotrevokethesignedPowerofAttorney.PartyAshallbearthetaxationfeesrelatedtotheTransaction.2、因本房产为乙方代甲方持有，甲方是本房产的实际产权人，因此房产转让价款或其他实益全部归甲方所有，如需以乙方名义代为收取的，乙方收取当日按照甲方的指示支付至的银行账户。2. SincePartyAistheactualowneroftheProperty,PartyBholditforPartyAzthereforethemoneyofsellingtheProperty(hereinafterreferre

PartyBe
8、nsuresthatintheprocessofTransaction,willactivelycooperatewithPartyAtodealwithrelatedissuesalongwithhisnearrelatives,ensuresuchTransactionwillbesmooth.PartyBguaranteeshisnearrelativeswillnotariseanydisputesorcontroversiesinrelationtothisagreement.5、甲、乙双方应积极履行本协议的有关约定，如有违反，需承担相应的违约责任。5. Bothpartiessha
9、llactivelyperformtherelevantprovisionsofthisagreement.Ifthereisanyviolation,theyshallbeartheaccordinglyliabilityforbreachofcontract.6、因本协议引起的或与本协议有关的任何争议，应当由双方友好协商解决。协商不成的/千可一方均有权将争议提交海南仲裁委员会深圳仲裁进行裁决，一裁终局，败诉方承担受理费、保全费、律师费、差旅费等费用。6. Anydisputesorcontroversiesarisingfrom,orinconnectionwiththisagreemen
10、tshallbesettledthroughfriendlynegotiation.Ifnegotiationfailed,suchdisputesshallbeexclusivelysubmittedtotheHainanArbitrationCommissionShenzhenOffice.TheRulingmadebytheArbitrationCommissionwillbefinal,thelosingpartyshallbeartheexpenses,suchastheapplicationfee,conservatorymeasuresfeezlegalfeeztravelexp
11、ensesandsoon.7、本协议有效期自双方签署之日起，至上述事项办结为止。7. Thisagreementshallbevalidandeffectivefromitssignaturebybothparties,untilcompletionofsuchTransaction.8、本协议经双方签字即生效；一式贰份，双方各执壹份，具有同等效力。8.
